During a special meeting of the KWCPS School Board on Friday, November 17th following the Annual School Board Tour, the school board voted to authorize Dr. David O. White, Division Superintendent, to execute the construction contract for the Hamilton Holmes Renovation Project. The contract to be executed will be between KWCPS and Loughridge & Company, LLC after final review from the School Board attorney, Brad A. King of Sands Anderson, PC. Loughridge was approved as the selected general contractor with a bid of $9,985,000 which was below the initial construction cost estimate of $11.6 million. The total construction budget for the project was estimated to be approximately $13.2 million.
The School Board is considering three of five additive items presented to them as part of the construction and renovation project and is seeking to contract with Ballou Justice Upton Architect (BJU) to provide cost estimations and renderings for construction bid options:
- HHMS Main Entrance: Install a double entry at the main entry, similar to KWHS. This would ensure everyone must go through the office to gain access to main building.
- School Administrative Offices: Demolition of the existing stucco infill at each façade, deteriorated precast concrete window trim elements, existing windows, removal of existing trees that abut front building, and broken and/or deteriorated brick.
- Renovation of Existing Boys and Girls Locker Rooms with New Gymnasium Acoustical Panels: Correct the acoustics in the gym to control noise level, reconfigure the locker rooms, and provide renovated restrooms in each locker room.
KWCPS is currently in discussion with BJU and Loughridge Construction regarding a revised phasing plan that will minimize the impact of the school operations throughout project term. Consideration is being given to reducing the impact on instruction and the continuation of food services within the building. Phase 1of the project is slated to begin on December 4, 2017.
Phase 1 will include site preparation for the General Contractor, setting up temporary storage and emptying the POD building for demolition, removal/relocation of the existing classroom trailer, and establishing connectivity for Verizon and new electrical services. During Phase 2, construction of the Art room addition, 7th grade additions, 8th grade additions, and Cafeteria and Kitchen additions will begin. Phase 3 will include the demolition of the existing School Board Office and the construction of the new 6th grade additions. School Board Office personnel will be relocating their office within the school. Phase 4 encompasses the renovation of the existing 6th grade wing into the new School Board Office and the replacement of the roof. Finally, Phase 5 will be the demolition and renovation of the existing kitchen and cafeteria, the completion of connecting corridors and restrooms, exterior site work and clean up. The project is expected to be completed by March 2019.
